tp bennett were engaged by Mott MacDonald as architect sub-consultants to investigate maximising commercial returns on Crossrail over-site developments, with the intention for CLRL to be able to enter into collaboration agreements with developers where they had not already been contracted.
The primary Lindsey Street site is to be the future location for the Farringdon East Crossrail Station, situated facing the norhern end of Spitalfield Market (within the City of London Corporation). tp bennett's feasibility also considered opportunities associated with adjacent sites at Charterhouse Square and Fox & Knott Street.
tp bennett's assessment of the site's development potential revealed the opportunity for a large-floor plate office building supported by planning policy, market demand and townscape - the site occupying an entire City block. Despite the site being located within the St Paul's Lateral Assessment Area (view from Alexandra Palace), our feasibility scheme generated a primary building with a gross area of 175,000 sq ft at 19.500 sq ft over nine floors. Further space was generated in an expansion site to the rear fronting Charterhouse Square.
